Service Overview

What Is Mold Testing?

Mold and microbial growth are common in properties with water intrusion, high humidity, or ventilation deficiencies. Jason's mold inspection includes a focused visual assessment for conditions that promote microbial growth, along with targeted sampling options where warranted.

Testing results help clarify whether visible discoloration is actually mold, identify elevated spore counts in air samples, and document conditions for remediation planning or real estate negotiations. Jason holds a Certified Mold Tester credential and evaluates microbial conditions as part of his overall property assessment training.

The Day Of

On Inspection Day

On inspection day, Jason arrives on schedule and spends two to three hours conducting a thorough, systematic evaluation of the property. You are welcome — and encouraged — to be present for the walkthrough.

As he moves through each area he will explain his findings in plain language, flag items of concern, and answer your questions on the spot. He photographs every significant issue so your report is fully documented.

Your written report — complete with photographs, repair-priority rankings, and a summary of major findings — is delivered digitally within 24–48 hours.

How to Prepare

A few simple preparations on the seller's or homeowner's part help Jason complete the most thorough evaluation possible — and protect everyone's time.

Provide Access

Unlock all areas — basement, attic, detached structures, and outbuildings. Inspectors cannot assess what they cannot enter.

Share Known History

Any receipts, warranties, or permit records for past repairs help Jason put current conditions in context and saves time onsite.

Plan for 2–3 Hours

Most inspections take two to three hours depending on property size. Buyers are encouraged to attend the final 30 minutes for a live summary.
