What Is a Roof Inspection?
A roof inspection evaluates all visible roofing components including shingles or other covering materials, flashings, ridge and valley conditions, gutters, downspouts, soffits, fascia, penetrations, and drainage. Jason identifies signs of wear, damage, improper installation, and moisture intrusion that can lead to costly interior damage if left unaddressed.
Roofs are one of the highest-cost systems in any property. An independent roof inspection provides documented evidence for negotiations, insurance claims, or maintenance planning — separate from any roofing contractor's assessment.

Is This for You?
Property Buyers
Buyers gain documented evidence of the roof's current condition, remaining service life, and any existing damage — critical information before committing to one of the property's highest-cost systems.
Buyer Inspection →Property Sellers
Sellers who know their roof's condition before listing can address visible defects, adjust pricing appropriately, or prevent last-minute renegotiations triggered by a buyer's inspector.
Pre-Listing Inspection →Current Homeowners
Homeowners use roof inspections to catch wear, storm damage, and failing flashings before water intrusion causes interior damage that costs far more than the roofing repair itself.
Homeowner Check →What Happens That Day
On inspection day, Jason arrives on schedule and spends two to three hours conducting a thorough, systematic evaluation of the property. You are welcome — and encouraged — to be present for the walkthrough.
As he moves through each area he will explain his findings in plain language, flag items of concern, and answer your questions on the spot. He photographs every significant issue so your report is fully documented.
Your written report — complete with photographs, repair-priority rankings, and a summary of major findings — is delivered digitally within 24–48 hours.

- ✓ Clear access to attic hatch, electrical panel, and crawlspace
- ✓ Pets secured or temporarily removed

- ✓ Any known repair history disclosed to the inspector
Prepare Your Property
A few simple preparations on the seller's or homeowner's part help Jason complete the most thorough evaluation possible — and protect everyone's time.
Provide Access
Unlock all areas — basement, attic, detached structures, and outbuildings. Inspectors cannot assess what they cannot enter.
Share Known History
Any receipts, warranties, or permit records for past repairs help Jason put current conditions in context and saves time onsite.
Plan for 2–3 Hours
Most inspections take two to three hours depending on property size. Buyers are encouraged to attend the final 30 minutes for a live summary.
