What Is Thermal Imaging?
Thermal imaging uses infrared technology to detect temperature differences across building surfaces. These temperature anomalies can indicate moisture intrusion behind walls and ceilings, missing or damaged insulation, overloaded electrical circuits, HVAC distribution problems, and air infiltration points that are invisible to the naked eye.
Jason incorporates thermal imaging as an additional diagnostic tool during property inspections, allowing him to identify conditions that traditional visual inspection would miss. Thermal imaging findings are documented with both infrared and standard photographs in your inspection report.

Who Needs This?
Property Buyers
Buyers benefit from thermal imaging because it reveals moisture, insulation deficiencies, and electrical hot spots that are completely invisible during a standard visual inspection — issues that may represent significant repair costs.
Buyer Inspection →Property Sellers
Sellers who use thermal imaging before listing can find and address hidden moisture or insulation problems before a buyer's inspector discovers them and uses the findings as negotiating leverage.
Pre-Listing Inspection →Current Homeowners
Homeowners use thermal imaging to locate energy losses, hidden water intrusion, and electrical concerns that routine maintenance checks would never surface — preventing expensive damage before it becomes visible.
Homeowner Check →What to Expect
On inspection day, Jason arrives on schedule and spends two to three hours conducting a thorough, systematic evaluation of the property. You are welcome — and encouraged — to be present for the walkthrough.
As he moves through each area he will explain his findings in plain language, flag items of concern, and answer your questions on the spot. He photographs every significant issue so your report is fully documented.
Your written report — complete with photographs, repair-priority rankings, and a summary of major findings — is delivered digitally within 24–48 hours.

Before We Arrive
A few simple preparations on the seller's or homeowner's part help Jason complete the most thorough evaluation possible — and protect everyone's time.
Provide Access
Unlock all areas — basement, attic, detached structures, and outbuildings. Inspectors cannot assess what they cannot enter.
Share Known History
Any receipts, warranties, or permit records for past repairs help Jason put current conditions in context and saves time onsite.
Plan for 2–3 Hours
Most inspections take two to three hours depending on property size. Buyers are encouraged to attend the final 30 minutes for a live summary.
